I have been letting though a local agency for the last year. It let for 20 weeks - roughly 1/3 of those weeks were let to 2 single people or more unusually to 3 people. So most of my bookings were for couples.
The agency priced my cottage between their normal price range for 2 and for 4 people. This appears to make sense but I wonder if my place should be priced for 2. It also is a bit of a squeeze fitting 3 round my dining table. |

If you're selling 20 weeks at the higher price then that's good going so I wouldn't drop to the '2 person' rate.  _________________ Kathy

The niche for couples is strong.
The niche for three is very weak.
We tend to advise pricing 'occupy three' at 'occupy two' rates. This ensures that both niches fill the cottage. But it depends on the market.
If you are doing well in peak periods.. there's no reason to cut the rate.. but to get more in the shoulder months, it might be worth considering reducing the rate to 'occupy two' to gain an increase in occupancy which, hopefully, should more than pay for the cut in rate. _________________ Something radical about the cottage business:
