assume that you have 6kw of electric heaters - about right for a 3 bed cottage.

We have 14kw of electric heaters Shocked

Perhaps it’s just as well we don't do too many winter bookings as using Caroline's calculations that's a theoretical max of €210 a week for heating alone!

My cottage has a staircase going up from the front room, so I think a lot of the heat disappears up there, and up the chimney - it isn't very efficient despite the double glazing. The upstairs rarely needs the radiators on a very high setting as it is always warm from the downstairs heating.

All mine goes up the stairs, too - I keep the bedroom doors closed when I'm pre-heating to try and force the heat downstairs - the ceilings are 3.5m high downstairs, so it's really difficult to keep it warm

Shocked I knew I shouldn't complain, there's always someone worse off - I hope you two factor all of this into the rental prices!!

The apartment is very cheap to heat. The 28 night booking I had over Christmas and New Year cost just €104 in electricity.

This is all the more reason to charge for electricity by meter for Winter lets. That's the only way the guests are going to be interested in economising. Our gite is small, and has a woodburner, and including the big 15 day freeze we have just survived, the month's electricity came to €170. That's the most it has ever been!

Yes, but will they be interested in renting in that case? If I can get the prices I charge in winter, I know I'm not making a loss because I know the maximum electricity that will be used. I only charge on the meter for the long term lets or the frequent lets by the same person when I do a price.

I don't know really - I only have the two past Winters to go on, when it's been let throughout the winter to long-stayers. I have never had an enquiry for a 1 week let in Winter (I don't think) Actually, I did have a sprinking of enquiries for 1 week or 1 weekend in February, come to think of it. The first Winter I included the electricity, the second I reduced the monthly rental and charged electricity by meter (because of what happened in the first Winter! LoL)
