Hi all,

I decided to try and do something in order to get some traffic up and going, so I took some "last minute / discounts" services with Homelidays and I offered July and August for discounted tariffs (July € 1200 to € 1050 and August € 1250 to 1050)

Besides that I have lauched a "refreshing" discount policy with discounts UP TO 33% Shocked (am I really insane???)

Thus offering the villa at a FROM rate of € 12 pppn (

For some reason I am still dazzled about the silence........
I received just ONE enquiry for 14 nights with 16 people on what I immediately responded (I haven't heard nothing yet..........)

I am afraid I am running out of options.........

I hate to say it, but could it possibly be that the numbers of visitors to your area has dropped dramatically from when you first bought and rented?

If there's no-one coming, then it doesn't matter what price you charge.

When doing your reserach initially what sources did you use? Could you go back to those and check what the current situation is?

Current situation not really much changed as far as I hear, of course a bit less French people might be visiting Morocco this year, but as always a lot of "immigrants" will go back for holidays....
This year Ramadan is in July / August and that might be the problem

I think you've hit the nail on the head with Ramadan. Just did a quick search on Holiday Rentals, there are quite a few properties in Morocco with empty calendars for both July and August.

I do have to say at this moment if you are getting nothing by lowering your prices and noting at the same time your neighbours are getting bookings then perhaps up is the way and not down.

If you have a good product then dont undersell and look desperate.

John and Yasmine - I´m really sorry that things are so bad for you.To be honest I think many have found that, even in normal times, special offer deals on listing sites do little but line the pockets of the listing sites themselves.

And these are not normal times. Certainly for quite a few of us in Andalucía things are not good, and from the sound of it the same maybe true in your part of the world. This is due to the crisis and its various knock-on effects, and nothing to do with you or your property. In this situation it could be that the usual advice re pricing may not be of much help. I guess the timing of Ramadam and the loss of cheap flights are just adding to the problem.

Hang on in there -are there ways you can make your property look as attractive as possible - more, new photos? Have a look at your competitors - what can you do/offer that is better?

Sadly I think there is no easy answer, but good luck and lets hope things improve soon

We are finding the same thing - I have done several special offers for July and zilch so far. The last was an enquiry for the first two weeks for 6 adults and 3 children and I offered it for €2250 which is not much more than I would expect in April and she never even came back.

Referring to the information of lesser cheap flights I would have to say that there are more cheap carriers / providers taking flights into more airports and my information is that on the contrary more cheap flights should be flying into Morocco at the moment
I would name:
- Jet4U.com
- Airarabia.com
- Jetairfly.com
and of course Thomson and RyanAir...

So it is possible some carriers will sent in less flights because of the fact other "pricefighters" are consuming their market....

On the overall the Moroccan data on Tourists doesnt really show much change......

Referring to prices, I do think the French and Moroccan "immigrants" are bargain fighters (which in my opinion is FINE seeing the economical circumstances)
So I do think offering discounts and lowering prices could help.......

I think one problem is that big groups almost never book last minute. 3 or 4 families will plan a long way ahead, same story with family reunions etc. I think it's worth considering running the property as Chambre D'Hotes for some of the weeks that aren't booked if that's feasible.
Or if that's not feasible rejig your rates with a basic low rate for 4 or 6 people and then additional people charged pppn

Just a thought, can you get rid of that video ad for Morocco from the right hand side? It pops over everything when I'm trying to look at your photo gallery, and gets in the way of the photos.

Hi John,

Hope you don't mind me having a look at your iowners website and making some observations -

On the details page some of the photos look very blurred & when you click on them to enlarge them they are still blurred.

I see there's not many pictures on the walls - The twin room looks particularly bare to me.

The Holiday rental villa Yasmine is a bit too long for me in my humble opinion & there's a lot of photos that are repeated. It doesn't really sell the dream of a fabulous holiday in Morocco.

I'm no expert John so as i say i hope you don't mind me making some comments.

Fairly quiet for me in Spain also John, i think everyone's struggling at the minute.

Best of luck though for an improvement in bookings.
