OK this is the deal. We are thinking of buying a holiday rental business in Italy. Approx. 7 units each sleeps between 2-4. Could anyone help me with a ball park figure of these following expenses?

Swimming pool
Electricity
Insurance
Water
Gas/oil
Maintenance

I know it all depends on a lot of factors (A/C, washing machine etc.) but I just need a rough estimate.

If we do all the work my guess for monthly expenses was this:

Swimming Pool 100E
Electricity 800E
Insurance 200E
Water 100E
Gas/Oil 100E
Maintance 500E
Extras 500E


What do you think?

Unless the charges in Italy are significantly different I would say:

Swimming Pool - about right (unless it is to include heating)
Electricity - You could easily halve this, unless it includes pool heating
Insurance - Who knows? but in our experience it is about right.
Gas/Oil - double this if it is to include any heating in the winter.

Other figures OK.

These comments are assuming that you are allowing 12 months per year. ie extras will be a yearly amount of about 6000€, but if you only open for three months, you cannot reduce the figure very much.

Things you haven't allowed for:

Cleaning costs
local taxes (ie rates)
TV licences

I'm sure someone will think of some other things.
