Air bnb - nightly base price?

OTA = Online Travel Agency, which means those sites that sell the booking and take the payment for you.

If I remember correctly it looks like a service fee it isn't mentioned as 'cleaning' specifically.

We include a £50 cleaning fee, that's actually quite a lot less than our turnaround cost but is enough to adjust the price correctly for a shorter stay.

I am concerned people will start offering to leave it clean and ask for a discount!

Charge applies to all guests so is compulsory.

Picking up on ianh100 point about guest numbers; is another option to put a price for 6 people (which actually we prefer) and then add an extra charge for 7 or 8 people?

We've done this in the past to encourage groups of 6 or less.

Yes, you could price for 6 people, then add an extra per person per night charge for extras.

Not in my experience. In any case there is always a cleaning fee with AirBnB - at least French guests expect cleaning included when they book with Airbnb so the cottage is left not pristine (as usual with French guests) but certainly not in a mess. The fee can also be used to cover bed linen and towels.

Ok, so here I am at our lovely villa on 'holiday' after a late 1 am arrival due to a bad weather delay on our flight and then taking a ridiculous 2.5 hours to sort the pre booked hire car (another story)

This morning I got an instant booking for 3 nights the villa Sunday-Wednesday.

Airbnb breakdown
£90 per night (£275 total)
£50 cleaning
-£11.52 service fee
Total payout £308.48.

Now I'm confused on pricing!

My base rate is £125 per night
Smart pricing is off
£50 cleaning fee
5% discount for a week
10% discount for a month
Weekend rate £175

I've as usual) gone around and around on my Airbnb listing via app and web to try and find the calander/pricing and my pricing is all over the place, it seems a different price is set as low as £89, throughput the month, week, day!

I do not know if they have Mouse, I seem to have had some nights at £89, some at something else and others at my base price. It may be that I set some low prices initially which were still on the calander and others are my set weekend night rates, but I thought your set base price was the minimum Airbnb would charge and it seems your weekend rate is the flat rate though the year(?). I've spent all afternoon resetting my prices through my calendar! I'll chalk up the three nights booked at bargain rate as hopefully a positive review opportunity to boost my bookings!

You have to be really careful to set your rates, or AirBnB just use your base default rate.

Ensure you set your base, default nightly rate to £1,500,000 per night. Just in case someone finds that horrible gap that you forgot about and tries to book 2 mid-week nights in August.
