Hi All :roll: ,
We have some rental houses in the UK.[Long Let] and have just been told about a new regulation.
Apparently we have to give all new tenants a EPC about Energy efficiency in the houses.
We have to pay an assessor to carry out the checks to let the tenants know.www.epcregister.com
This isnt needed for existing tenants but anyone renting from the 1st October 2008.If not we face a £200 fine.......

Im assuming this is just for long lets and not holiday homes[but watch this space :roll: ]

Yes this legislation is only for long term lets.... basically the buy to let market place. Also remember that the method of taking and returning security deposits has also changed, a good rental agent will bring you up to date!! Good ole GB... always after a buck!!

An EPC is only required if you let to the same person for 12 weeks or more

Energy Assessments (EPCs) and holiday lets
As from 1 October new build houses and houses being rented out need to have an Energy Performance Certificate.

Fortunately, it seems that holiday lets do not need to have a certificate, unless they are rented out to the same person for more than 3 months.

There doesn't seem to be an official site stating this but here are 3 assessment firms that think this is the case:
