I am looking for someone to manage my cleanng/laundry well everything except the rental side which I intend to put the villa on some rental sites that I belive are the best sites and that has been confirmed by comments on this forum and also have my own website.

I have trawled my area for rental management and one of the better and professionally looking sites I have found are Duquesa estates (southern costa del sol)below is a summary of their costs,do you think this is reasonable baring in mind its the Costa Del Sol.

PS I particulaly like the free supply of linen etc and the free coffe milk etc.

MANAGEMENT SERVICES

Thank you for your enquiry concerning our Management Services. Please find below information on our services together with our management fees.

Duquesa Estates are a well-established rental agency with offices in the UK and Puerto de la Duquesa. We are one of the very few agencies who specialise in Rentals and Property Management.

Please find below a list of our services that we are able to provide to our clients on a property management and rental basis. All these services below are included in your monthly management fee but none are mandatory.

Property Management
A weekly security check on your property to ensure everything is in order and the property is secure
Redirection of mail to our business address if required.
Detailed statements sent on a monthly basis (unless otherwise agreed)
Rental income transferred into your nominated bank account on a monthly basis
Maximising rental income on your property

Duquesa Estates shall leave the property as secure as possible and will ensure that every measure is taken to prevent any damage to it. However we cannot accept any responsibility in the event of a break-in or any damage made to your property. With this in mind, we strongly recommend buildings, contents and public liability insurance is taken out. If you haven’t set up an insurance policy yet, we can arrange this for you.

For all of the above services our monthly management fees are as follows:

Studio apartments - 35 euros per month (IVA included)
1 Bed apartments - 40 euros per month (IVA included)
2 Bed apartments - 45 euros per month (IVA included)
2 Bed townhouses - 50 euros per month (IVA included)
3/4 Bed apartments - 55 euros per month (IVA included)
3/4 Bed townhouses - 60 euros per month (IVA included)

The management fee shall be paid in advance on a monthly or quarterly basis.

In addition to the above mentioned services we are also able to offer the following optional services at very competitive rates.

Laundry including supply of linen, towels, bath mats & tea towels. Price is 12 euros per bedroom.
Cleaning of property. Cleaning charge is 9 euros/hour and includes all cleaning materials.

Cleaning times for apartments/townhouses are as follows:
1 Bed apartment - 2 hours
2 Bed apartment - 3 hours
2 Bed luxury apartment - 3 ½ hours
3 Bed apartments - 4 hours
3 Bed luxury apartment - 4 ½ hours
3/4 Bed townhouses - 4 hours
4 Bed luxury apartment - 5 ½ hours

Provision of welcome pack for guests
Airport Transfers
Property repairs executed by skilled professionals. 10% admin fee charged for this service and includes obtaining quotes, supervision of labour and inspection of work.
Discount green fees can also be arranged for you and your customers

Rentals

This is the area that Duquesa Estates excels, for the last few years we have gone from strength to strength and have been the fastest growing property rental agent in this area. Our website is easily navigated and is highly placed on all the major search engines. We generate hundreds of enquiries via the Internet every week from all over the world, in support of the website we advertise in the UK’s premier holiday publications. We also offer a free phone number from the UK to encourage customer to call the office in Spain. Our customer base has proved to be successful all year round with differing advertising campaigns to attract the right customers for every season with many customers visiting year after year.

To generate repeat bookings and recommendations often the most simple things impress the most, therefore we provide tea, coffee, sugar, milk and water free of charge for each rental and we also recommend that the certain basic items are included in your property i.e. kettle, microwave, washing machine, television, satellite TV. Crockery and cutlery must be a minimum of one set per person. We also require 3 sets of keys to your property.

If you wish Duquesa Estates to rent out your property it is mandatory that we organise the cleaning and supply the linen to maintain consistency of quality and efficient turnaround. Duquesa Estates admin fee for rentals is 20% of the rental income based on the current price list. The owner receives the remaining 80% less cleaning and linen hire as per the above.

For all bookings other than the owners staying in the property there is a small admin fee of €30 for Duquesa Estates to oversee the booking, i.e. handover keys, escort to the property and deal with any problems that may arise during their stay.

I know nothing about Spanish prices but compared to France the price seems very reasonable. :lol: The cleaning especially seems cheap!

Hi Mario

We manage several properties, including our own, on the Costa del Sol, and these prices seem right. We are slightly cheaper but are based on the wrong side of the Costa for you, so can´t offer you our services!! I think the only item that sounds a bit on the high side is the 30 euro fee to let the guests into the property!

Thanks for your replies I think they are very reasonable charges,I am going to try and contact the duquesa rental owners and see what they say.

The only point that I'd pick up is the supplying of linen/towels. I've rented a couple of properties around Nerja that obviously used a similar service and the quality was awful.

Such a service is probably convenient but offers you, the owner no quality control and from my own experience its just the sort of thing guests will judge you on when deciding whether or not to return.

Yes that would worry me,I think I would want to see the quality of the materials and if not happy come to some arrangement.

I have been looking for a similar arrangement for my apartment in Nice. Most of the companies I have come across either want to do the full service, including finding tenants, or are focused on long term lets. Can anyone recommend a company that will do the cleaning / changeover service only ?
