Ever analysed the demographics of your guests? How far are they travelling? Is it changing? PIMS doesn't analyse the addresses but it would be interesting to find out!

That's really interesting Nemo.

This year we've had quite an few nearcationing guests - in fact our last guests (who left this morning) were from Crediton - 6 miles away and we've had at least 2 groups of weekenders from Exeter.

But, we've also noticed a sharp increase in guests from within easy drive - Bristol, North Somerset, Dorset, etc.

We have seen more people coming from Wales and the English counties than last year. However, the numbers from Birmingham, which is about an hour away, have not changed.

If fuel goes up by a third in price, a change could well be on the cards. Rent sensitivity is already quite high so it may not take much more to get people to reconsider their destinations.

The added extra for us is that rents in Herefordshire and Shropshire tend to be significantly lower than those in Devon, Cornwall and West Wales costal areas.

We have detected a rise in families jointly renting and, surprisingly, also a rise in couples- sometimes four couples- doing the same thing. This has kept business buoyant for larger high quality lets. Lower occupacy lets have either kept pace or, for the longer established ones lacking the crisp newness of refurbishment or new interiors, things have been a little slack.

If fuel goes through the roof (quantitative easing combined with a rise in the velocity of circulation creating 70s style inflation) then everything could change very quickly.
