BTL or HR?

Do recent tax changes make BTL less attractive to investors?

Yes they do make BTL less attractive. I think there are probably better investments other than property - no doubt HR rules will tighten too and property is not a liquid investment. You can lose a great deal of money if you buy a property and then have to sell it again because the regulations have changed. The market for HR is not infinite and if more people then get into it, supply will exceed demand with a resulting lowering of the return.
