I don't know if this still stands, but I used to hear if you could get say $1400 a week in summer peak season, then that's what you would charge per month in the off-season for a month to month or yearly rental. Not sure if that includes utilities.

If you do not have separate meters I wouldn’t drop the rate too much as I’ve found out, the hard and expensive way, that if heatings included they’ll max out the heating with it running 24 hours a day!

We included some small dyson heaters to supplement the electric rads. When I checked the clients had set the dyson heaters to 30 degrees. The Gite was like an oven - I had to open the windows to cool it down!
