And don’t forget their 1% payment handling fee.

Airbnb charges the owner 3% plus VAT, and adds a booking fee for the guests of between 6 and 15 percent. So (in EU) their total take on bookings ranges from 9.6 to 18.6%, and is typically 15.6%. They offer additional promotion options to owners, in which case the guest booking fee is higher on a variable basis.

The 6% guest booking fee seems to apply only to bookings of high value, as far as I can tell over 1000 eur.

Whether the guest booking fee is 12% or 15% seems to depends on which cancellation criteria the owner has opted for. The guest's rating may also affect the booking fee they pay.

It is difficult to know with confidence exactly how much the guest booking fee is, as they do not explicitly outline how it is calculated.

There are other ways of generating bookings via which you could retain more your property's revenue.

Only if you let them take the payments!
