A lady I know has a similar set up here in Devon. The annexe is just off her kitchen ( it has a bathroom, bedroom and own front entrance so guests don't come through her house). She lets as B&B and either takes a breakfast through to guests, or sits them at her kitchen table. Seems to work well.

A friend has a similar set up and she offers continental breakfast in her kitchen - guests come through from the annexe.

A B&B neighbour has an annexe not connected to her house and guests walk from their accommodation to the house for breakfast in all weathers. Let us know what you decide.
