How can we diversify to secure off peak bookings???

I have a holiday let in wales next to the beach which does great in the summer.

but October - March are pretty dead.

My direct costs are cleaning etc £150 and heating £100 per week as it is underfloor on 24 hours.

My advertised rate last year was £425 which doesnt leave much profit but even at that rate nothing??? In fact people asking me what the best price was?

How can I diversify to get those winter weeks occupied at a reasonable price?

Hi July,

Do you only offer weeks or do you try and attract weekends? We have a similar costs (not quite so high). We get a lot of 3 night breaks our of peak season but we don't go looking for them. We need to keep the heating at a low level in the winter so there is some cost even when empty.

By diversify. I presume you're think of doing something other than a straight holiday let in the winter.

I think you'd really need to live onsite to do this.

Other than diversifying into using the property for illegal/immoral purposes, depending on your skills you would offer writing/fishing/riding/cooking/walking/painting/computing courses etc.
