I got this today, seems dodgy, I've checked out the ad,dess and it exists, a 1.4 million dollar property in New Orleans, but the phone is for a place in Port Gibson ,Mississipi, Is this a scam? If so how does it work?

I paid another French landlord whose villa got damaged some days ago: flooding in the villa from an exploded water boiler in the kitchen. The villa will no longer be available to rent for a couple of months to do the repairs/renovations. This is the main reason why we're booking your property now, I hope you understand?

They are ready to refund back my total rent with a French cheque from their bank account today. I decided you handle the French cheque as you also live in France. I'm a US Citizen and currently working on the ship in the Pacific; it's advisable I use same money to pay your own rent now. I'm going to instruct the landlord to send
the 100% refund your postal address. All bank charges will be deducted from
cheque difference.

Yes it's a scam, almost certainly an overpayment scam.
