WiFi
I've just joined Lay My Hat and have found it a very useful source of information. We are having a holiday home built near Filey and it should be ready for letting in January. We wondered whether WiFi is considered to be an essential and if anybody has any advice or recommendations for providers?

Yes, essential.
Must be unlimited. You need to get local quotes and look for offers.
Don't charge your guests for the wifi.
(Ps you will be able to fit central heating remote control system once you have your wifi - a good selling point for guests out of warmer months and very useful for you)

WiFi is as essential as hot and cold water today but it also needs to be reliable.
Reliability is more important than speed but yes the faster the better and unlimited but more importantly it needs to be reliable.
Nothing's more frustrating than a service that's unreliable, sometimes it works sometimes its fast or non existent is more troublesome than not having WiFi at all.
Make sure it's available and trouble free everywhere within the property or make it clear it's only available in a specific room.
"New Build" if the builders are using blocks made from reclaimed slack from our coal mines it contains a high percentage of iron and the WiFi signal throughout the property will be very poor at best. Many new builds in the Scarborough / Filey area are being built using these blocks at the moment and getting a WiFi signal is almost impossible outside the room where the router is.
