EVACUATION PLAN

Post by dafrog »

I read that the licence requirements include an evacuation plan. Spain insurers like barred windows so options for evacuating a property are limited. In my case, front door or patio doors. Does anyone know if there is there a sample plan on line that I could use please?

Hello Ian, Irene. It is for a small house that is in the Valencian area, near Moraira. Not much more than 2 up 2 down. Owned it for nearly 30 years.

Thanks,

Michael

If you only have one house then registering is still only optionable. But a decree is in the offering to make this obligatory. When that comes into paly who knows.
If you still wish to go ahead, We have not heard of this requirement discussed on LMH.
I would suggest you read this lot and digest.

It also has links to the forms which are required to be compleated.

I think you will find it is now a legal obligation in the Valencian Community to register your property and obtain a licence.

An agent local to me (100+ properties) was visited in August and asked for the licences which they did not have. They were given 3 months to get them all registered.

That link which has been repeated a number of times to the article about the Valencian licencing laws clearly states:
Who should apply?

At the moment the current decree still states that an owner or manager with just one property has the option to register their property. However, the modification supercedes this, stating that it is compulsory for ALL properties to be registered. We recommend you start the registration process now, because the decree could be updated at any time.
In the thread Marks has linked to there still seems confusion. I read as much as I could in Spanish and still could not see where it has become obligatory for one and all. Towards the end, legal beagle stuff does my head in!

Read as much as it was possible Can not see where the owner of one property is obliged to register. Agents that is for sure.

There has been enough information in the regional press and also local 'ex-pat' newspapers which makes it pretty clear it is a legal obligation to register a rental property in the Valencian Community.

From Spain-Holiday:

A modification has been published, which states that it is now compulsory for all tourist accommodation establishments, including Viviendas Turisticas, to register their property in the Registro de Empresas, Establecimientos y Profesiones Turísticas (Register for tourist businesses, establishments and professionals.)
