Hi. i have been approached by a friend of the family to let the cottage to his father for 12 weeks next feb. His father is returning from NZ and will then be looking for somewhere to buy here. Does anybody know of the laws regarding this? it would be a week to week letting. we are only starting out in the letting world, and are not sure whether we can do this?

We just did a contract for the full term but left all of the wording as for a holiday let and not an assured tenancy.
If in the winter we tend to have a much lower rental cost to reflect that we are not cleaning each week and also get them to pay the energy bills. We charge a larger deposit.
Do you have any planning restrictions for "holiday use only"? These can vary quite a lot around the country so worth reading exactly what the deeds state.
