Lay My Hat

We are looking at buying a 2/3 bed flat very near the Royal Mile/Holyrood in Edinburgh for use as a holiday or let. Trying to get an idea of how many weeks occupancy a year we might be able to get. Anyone got a central Edinburgh place that can give us an idea?
