The second enquiry just responded with this:

"thank you but we have deciced on an other location

Would you inform the first enquirer about this or not? Hmmm......

Oh Gino, that was disappointing, but there will be more inquiries - I know you don't believe is yet but you will!! As for letting the American man know about this latest development, my advice would be to sit on your hands - it's tempting I know, but over-eagerness is off-putting. He will get back to you - as others have said, he sounds a reasonable chap. Be patient, and we're with you all the way!

Hope I'm not alone in giving you this advice!

Never chase a potential booking too much! Often the amount of effort you put into replying to an enquiry is inversely proportional to the success of actually converting it to a booking.

I think I'm going to have to frame that one, Susan!! What a gem.

Thanks to everyone for what is turning out to be a workshop session. I hope I'll be able to return the favour soon

xx

HI ALL :)

This is SO true  ...I had an enquiry[by phone last week] for a Month in Feb[next week] which is not a easy month to rent...
I gave a rate that I thought was Ok and he said he would let me know....
Didnt hear anything so thought Id outpriced myself
I checked with others at what they would have quoted...and it was a lot less so I was really kicking myself...

and if I had had his phone number would have rang him back and chased him...dropped the rate...maybe put him off.....and come over as desperate :( .

Anyway he phoned yesterday and booked at the original rate  So there you go

I know when Im thinking about purchasing anything I like to BUY rather than be SOLD anything and if people start selling me Im off....

Well done, I'm of the same view; give them time to mull it over.

Well done, Ros!

I think there's a lot of wisdom in the idea of letting them mull it over. I know I'm getting better at that!

I have found one trick that may or may not work - if I hear nothing back after a few days, I send an e-mail attaching more photos of the apartment (I don't have my own website up yet and some rental sites don't give you much space) "to give [them] a better idea of the place".
It acts as a reminder, without being pushy.

At least, that's what I'm hoping. I've only just started doing this so we'll see.
