Asking them to pay bills is a great idea but annoyingly we don't have separate metering. Gas is shared with our other holiday cottage and electricity is also shared with our house :-(

Winter let pricing

Can anyone help me figure out longer stay/winter let pricing? We have a 2 bed garden flat, sleeps 3 adults + child, dog friendly. We usually rent it for £50/night, £60 at peak times. We've had a few lets of several weeks and have a week rate of £250. Over winter heating costs would obviously be quit...

Booking.com commission free trial

Booking.com are offering free commission on the first five bookings via referral links, hope it's OK to post that here? https://join.booking.com/r/c4c3f8fb Booking.com has been working out OK for us, we have a strict cancellation policy but have had to wait up to 6 weeks for payment as they take the...

Hmmm, we've just had guests move out (yesterday but we're due to stay till the 3rd), not a young couple plus dog by any chance? They left early after complaints from our neighbours about how rude they were when out dog walking. They wanted their deposit back in full without us checking over the plac...

Last minute request to change dates

I'm a newbie, have had 3 bookings so far this summer. Current booking ends tomorrow then I have a booking from Weds 23rd - Weds 30th of August. I'd tried to set a consistent Friday changeover day but failed to do that on Homeaway so this booking slipped through. I've booked a cleaner to get everythi...

What's acceptable wear & tear to towels & bedding?

As you may have seen from some of my other posts, we've just had (survived?!) our first booking. All of our towels, bedding etc. we're new. Our teatowels have all been stained quite badly (turmeric, I think) and it won't come out after repeated washes. There are also 2 bath towels with make up stain...

Strong curry smell throughout cottage

We have our first ever guests midway through a week with us. They are a large Asian family. Today they asked me to sort out the hot water so I went into the cottage to test it. In the hallway (next to the kitchen), and in the kitchen, lounge, 3 bedrooms (I went in as asked to test water), as well as...

Thanks everyone. Nice to feel supported. Yes luckily I did take a security deposit (they said they'd never been asked for one before but paid it). They haven't asked me to relist the cottage so I think they must be staying! Really struggling to find the right price though. I'm trying to finish our w...

First booking - am I being scammed?

I posted earlier on this forum about my first booking. They contacted me directly after enquiring via one of the listing sites & asked to pay directly via bank transfer. I agreed & they have signed my booking conditions. They are a group of 14, a large Asian family. They negotiated a bargain...

First booking - help please!

We listed our cottage last week on AirBNB, Holiday Lettings & Homeaway and we've had a few enquiries so far for the summer, which is promising. One person made a reservation request via Homeaway, I sent an invoice and then he telephoned on my home number to ask about the property and then to sug...

There's no work at the moment, so no noise, we live next door & the building is an ongoing project. The work is cosmetic, the outside of the building needs painting, drainpipes etc. replacing & it will be done when there are no guests around & once we've completed other work inside. My c...

The rooms are all renovated already, with the exception of one that we will lock off until it's finished, it's just the outside of the building that isn't finished. That should actually be done in the next few weeks but the issue will remain that there's a renovation project next door!

Pricing help please

Hi Sorry, very newbie issue but I am really struggling with pricing. We have a 6 bedroom cottage that can sleep 12 - 16 (possibly more but we can seat 16 at dining tables & in lounges so that seems a sensible max). It's an ongoing project, outside is a bit shabby but will take a few more months ...
