I do not understand how you can be out of pocket. Presumably you were paid a rental fee for the 3 nights your guests stayed, there may have been a little more energy use because of the 2 extra guests but apart from that I cannot see you having incurred substantial extra costs. You were probably wis...

Guest booked for 4 adults over Xmas, but 6 turned up!

I have just had a very awkward situation where a guest booked my property on AirBnB for 4 adults but 6 turned up. What made it worse was the guest messaged me on the day of arrival and asked to have the sofa bed made up for her because she "hurt" her knee and she couldn't make it up the st...

Lovely cottage but to me the price seems quite steep. It doesn't seem that big for the price and coupled with off street parking personally I wouldn't pay that price. By only reducing your nightly price by 5-10% it can result in a lot more bookings. Please don't think I'm being negative because I re...

I'll talk to them when they arrive. It's just a bit awkward to ask them to remember to contact HL in order get my money.

It was actually £20, and yes it was £130 For 2 nights. So to charge me £120 fee is extortionate in anyone's book, regardless of their terms ect. They should take a leaf out of AirBnB's book and listen to their host before hitting them with a large fee.

They would have made only £15 in commission, which makes the £120 penalty fee seem rather harsh. Money grabbers.

Youre right, it does depend on our market situation. I really need to start asking guests why they chose to book with a certain listing site, get a feel of the customers requirements.

I must say I have had an increase since I turned on instant booking. As long as the guest has agreed to the rental contract, which in essence is a vetting form, I've had no issues with using the facility. My property is in the top 4 for the whole of Norfolk because of the superhost status and instan...

Holiday Lettings withholding payment...

Anyone else experience Holiday Lettings withholding payment until my guest tells them they're at my property, just because I've taken my property off their website? What if the guest forgets and cant be bothered to get back to them?
Is it me or are Holiday Lettings very awkward towards the host?

Jonathan, I also have a strict policy with Airbnb, but airbnb overruled it. Airbnb is the boss and when you put your property on their site, you automatically you agree with Airbnb's policy. So be carefull. For example you rent out a nice villa and somebody books it for 3 weeks in August, with 1 ma...

For me I'd say 90% of my bookings are through AirBnB. Plus their customer service is fantastic. Obviously I can only speak for myself but I cannot speak highly enough about them in the way they deal with issues. Holiday Lettings, on the other hand, are terrible. They seem to just care about the mone...

Holiday Lettings (Trip Advisor) RANT!!!

Quite upset with the way Holiday Lettings have treated me I have decided to take my property of their website. Yesterday I had 2 bookings, 1 from Holiday Lettings and 1 from AirBnB, for the same weekend. I believe this happened because both their calendars only refresh 2 times a day so 1 calendar di...
