Having read all your stuff on Sykes, Roz, it makes me even more satisfied with the Hoseasons Group. They too have a booking/cancellation fee but the commission is not much different and the prices charged are!

This is my friends cottage that has also been reclassified as 'no bedroom' as its a mezzanine bedroom. We're (quite happilly with ECC) and I would say only about 10 per cent of our guests come from London and overall, about 20 per cent from the south east so I don't think that's why they can charge higher rates. The cottages look beautiful. We have a barn that we'd like to convert as a second let and have though perhaps it's too small. What are the outer dimensions of yours? We're also with ECC but quite happy with them, they seem to do a good job for us.

My two Easter weeks are now booked - one a while ago and the other this morning. Just end of May bank holiday to book, one week in July and most of August left - it always books late as its only a one-bed, couples only.

Yes, agree with all the yes-es. We have one and it gets used summer and winter even though we have full LPG central heating in our Barn. Lots of positive comments from guests and can save on gas heating bill on cool summer evenings.
