This happened to a friend of mine, she owns a number of holiday lets in Norfolk. A couple arrived and moaned fitfully about the state of the place and left early. She then got a bill for their hotel stay as they claimed that they had been forced to find alternative accomodation. My friend refused to pay and was taken to small claims court. Luckily we also have a friend who is a court official and she gave some good advice.The case was going very badly until my friend mentioned the keys words.. 'but your honour I was not gibven the opportunity to mitigate my losses'. The case was dismissed. These 'guests' may not simply be looking for a refund, they may be gearing up to have you pay for a week in a 4*hotel..but take heart because someone has been there before and got the better of them. Just take photos and don't let it upset you (hard to say I know)

That's very interesting, only (just in case I ever need to use it!) what exactly does 'mitigate my losses' mean in these particular circumstances?
