Pengman - thats good advice, thank you for sharing. Our mortgage is up for renewal in August so I was going to attempt something similar in terms of a better rate. Would you please mind sharing who your mortgage is with? I will hope to look around and see what is most competitive as I suspect we hav...

We have squirty ketchup and mayonnaise and just leave them in the fridge until they need replacing. Also have squirty honey, Bovril and Marmite and mini jars of jams and marmalades in the cupboard. Bottle of blackcurrant squash in the fridge and olive oil and balsamic vinegar on the side. Because mo...

it sounds like you are very happy with her and, going on others experiences, getting very good value for money. I would put her pay up without condition. If you introduce any kind of incentives it may come across that you are not happy with her current efforts. If she has never let you down in 5 yea...

Thank you everyone, it's really useful to hear about different experiences and points of view. Yes it probably is an acne cream - both groups had young adults/teenagers.

Thanks again :)

I have had more problems from adult only groups!! 3 chaps who ignored the no smoking rule, a group of 5 who sneaked in a 6th, a group of 4 adults who dropped hair straighteners on the carpet and melted it, one group of adults (20 yr old, boyfriend and parents) who ruined some of our towels and decid...

Bleached towels and pillow cases - would you charge??

In our second bedroom we have green/blue coloured bath towels and matching sheets and pillow cases. We have lost 3 bath towels and 2 pillow cases over the past couple of months (over two sets of guests) due to discolouring - I am assuming because of hair bleaching of some sort? Would you charge for ...

Cleaning mid-stay for longer stays?

If guests are staying for longer than a week, do you offer a mid-stay clean? We usually take shorter stays but have guests staying for 12 nights soon and I am not sure whether to: A) leave them to it B) leave out clean linen and towels for them to DIY C) offer a full clean and linen change half way ...

We have an apartment in a small city and are 100% Airbnb and have been since we started last year. Works great for us, occupancy rates usually really high and usually great, interesting, friendly guests. I like the way the guests are accountable too with them also being reviewed. And communication i...

My 2 bedroom apartment takes me anything from 3-6 hours. Depending on whether I also do any laundry and ironing whilst I am there, whether the washing up was done properly, whether the windows need cleaning, skirting boards wiping, outdoor furniture cleaning etc. I also tend to fill the time I have,...

Apologies, one more question . . .

Has anyone encountered any problems with the council saying they need to apply for planning permission for change of use when applying to move to business rates from council tax?

Many thanks :D

Thank you Giraffe - that does sound promising. A council tax rebate would be fantastic!

The property is available all year and I have had it occupied for apx 140 nights in the first year (Feb-Dec) so should be no problem meeting either criteria but good to know for the future.

Thank you newtimber - perhaps I need to swap the furniture around and utilise my receipts . . . Thank you IanH. The property is jointly owned, but I do 99.9% of the work associated with the holiday let. Cleaning, marketing, researching etc so I was going to put it all through my tax. Although being ...

Thank you Giraffe - that does sound tempting! I will bite the bullet and start applying to change to business rates. As we have a city apartment our year round occupancy is fairly good and the income is higher than 12k a year, so I am just worried that I will end up paying more in business rates if ...
