I've had one cancellation so far where I had already received the deposit from the guest. The guest has now received her deposit back but I have had nothing taken back from my bank account, which is what is supposed to happen according to what they say on their site. I rang them on that number and g...

Actually taking out insurance for UK trips in your own country is actually very cheap! (up until now anyway). We always insure our trips - even weekends away and it's usually less than £10, so this wouldn't significantly add to anyone's holiday and it's even cheaper if you simply take out an annual ...

I have a brilliant Beko washing machine that does a 1 hour 60c wash and takes up to 10kg. I can easily fit a king size bed spread and sofa covers, etc and wash more than one bed's worth. This is the one: https://www.johnlewis.com/beko-wy104764mw-freestanding-washing-machine-10kg-load-a-energy-rating...

I do ask for it but I seem to be getting quite a lot of resistance to it from German guests who tell me they have never had to do this before when staying in the UK. Some say they'll send me the info later but never do, so I'll end up chasing for it. It seems a lot of work for something that is prob...

17c overnight 20c from approx 6am-10am 18c during the day 20/21c from approx 4pm until 11.30pm Most guests seems to be happy with this but can easily increase/decrease the thermostat should they want to. We also have a woodburner, which most guests use. When the property is vacant it can drop as low...

We had a shower door with safety glass that fell out of its fixing and shattered across the floor in tiny pieces - again quite a clean up job! - but my son still managed to get fine cuts across his arms from flying pieces of glass. It's definitely possible with safety glass but the cuts are usually ...

I keep my own manual records, aside from the listing sites, and colour code the tax years and submit my own returns. I have always submitted my returns (3 so far) and have used the cash basis and have not realised that there is a limit of £15,0000 for property income  as I have obviously miss...

I'm the same as Ian; had a brilliant first year with HL back in 2013 and then OD took over the majority of my bookings. I probably get about 5 a year from HL now and still get the majority through OD, although am starting to get quite a few through Airbnb too. Re the service fees; I thought that gue...

So when your schedule switches over, do they keep turning it up? I think that's a major flaw with Hive in that you can't cap the temperature. I'm in the same situation as you in that I live off site but more reason for me to worry that the gas will run out! I check the supply every fortnight so this...

Are you not able to programme your boiler to go through different temperature schedules? In that way you can avoid the temperature being set too high day and night. I am very generous in what I leave guests at the cottage but have to be more careful with the heating as we have LPG gas bottles and I ...
