Yeah I understand that there are fees for everything these days, but I only asked whether you have to apply for permission. They should be able to give me a simple yes or no without charging for it!

Log cabins and planning permission

So I it looks like I will finally be moving to Wales and I there are two static caravans on the property. They are dated and although they could be patched up I'd really like to replace them with a log cabin ( something different, especially as there are a lot of caravan parks already in the area). ...

I thought I'd look at a holiday cottage I'd stayed at as an example. They had 1 2-bed and 1 4-bed and their rateable value was £3,200 so that gives me something to compare to. I also thought I'd look up a property that I'd considered purchasing previously, which is still on the market. They had a 3-...

Thanks Ian. I've asked the council about whether I'd need to register a change of use. I think I'll check with HMRC re: the extra stamp duty. On their website it says: "You’ll also need to pay the higher rates if you don’t own a residential property and buy at least 2 residential properties at ...

Taxes, land transaction tax, change of use...

Hi, I am currently looking to relocate to Wales and have a holiday let. This could be separate from my residential property, or something nearby (that's been converted, or I convert). Anyway! I am hoping to view a property that has a house, and an already-converted barn. The barn has full residentia...

Tourism funding for converting an attached barn

Hi all, Looking at moving to Wales and having at least one holiday let to support myself. I've seen quite a few properties, all at varying stages (some with lets already, some with outbuildings, some with nothing!). The owner of one of the places we viewed mentioned they have had grants from the gov...

Thank you. What a nuisance though!

Maybe the answer would be just to sell the smaller property, buy the big property, then buy another smaller property again as the stamp would be less. The whole thing is a pain :x

Thanks.

Am I right in thinking that if the property is totally separate from the main residence (as in another village), that you pay business rates on it instead of council tax??

Can anyone help - question re: stamp on second homes

Hello, Does anyone know about the stamp duty on second homes and changing the use of your existing home to a holiday let? Basically we are considering a move to Wales, but as we live four hours away it seems a little out of reach. We are looking for a property with main residence/land for smallholdi...

Business rates question... Thinking of starting up

Hello all, New to the site and looking for information... Wondered if anyone could enlighten me on business rates? I am currently considering a move to Wales - looking for a property with a cottage for me, and then existing lets or buildings for conversion on site. How do business rates work? From w...
