Does anyone have any experience with this agency? Having decided to dump Sykes, we don't want to end up with similar!

Sykes 'no refund' policy
Hi,
I'd be very interested in others' experience. We have a guest due this weekend who obviously shouldn't come due to the travel/holiday ban. Sykes only offer re-booking. No refund if you can't rebook. How are you handling this?

Surely the ultimate in early arrivals?
I know this thread is old but I have to get this off my chest! Our Christmas guests only live about 12-15 miles away yet they arrived 2 1/2 hours early and expected to use the cottage parking. Then they returned 1/2 hour early and were irritated at not being able to come in. Consequently we were giv...

Difficult to say without knowing the actual locations. After all, Sheffield is just outside the Peak District :D . My pennyworth is that it would depend what else was nearby. If the 8 miles means you are some distance away from the usual attractions, then it might be a problem, but if it offers othe...

Beds
I agree. We were told at the beginning that comfortable beds were crucial. Ours have wooden slats but we have invested in good mattresses and 100% cotton sheets and nearly every guest comments on the comfy beds. Having experience of sofas with washable covers at home, we chose leather for the cottag...

Sources of furniture
We furnished from eBay and carboot sales! 2 solid, carved single beds at £25 each, a 6 ft refectory table and benches for £15 from car boots. Ebay supplied the rest. Because our cottage is 18th century, we couldn't go too modern and wanted to retain a cottagey feel. It also let us develop our own st...

Booking later
Our experience last year was that people are booking later in the year, closer to their holiday dates. In 2017 the mean time between booking and arrival was 107 days, last year it was 61 days. Last year 40% booked within 30 days of their arrival

Painting
We sand down table tops to get rid of the old varnish that is often responsible for the orange colour, then paint the frame but leave the top natural and waxed. What made our cottage look dated was the black-painted beams in the ceilings. We've painted these white (6 coats!) which has really lifted ...

Marketing 6-bed as 4-bed
Hi, We've been running a 6-guest cottage on the south coast for 3 years. 1 king-size, 1 double and 2 singles in 3 bedrooms. During the low season we have increased heating costs and still have to wash bedding/towels for 6 for less income, which isn't very cost-effective. We are wondering whether to ...

Staying makes too much mess
We visit often and use the cottage as a daily base but don't stay overnight. We found the bed-changing and washing wasn't worth it when we only live 30 minutes away

Guests arriving - is this an outlier?
Our Christmas guests live 30 minutes away but arrived 2 1/2 hours early and wanted to use our parking! Very irritated when we said no and posted spiteful feedback
