Giraffe and Newtimber, Interesting insights on taxes, thanks! Zebedee, Once again, I appreciate your very thoughtful comments. It looks like I'm priced completely out of this market. That said, I'll try to incorporate your suggestions in the spreadsheet post above, so that it can help others. I woul...

Deleted public use ins.

Drax and Greenbarn,
I deleted Public Use Insurance, but left the fee on it at $2400--can that drop down to the £540 I had for FHL ins. before, do you think?
I added PAT, along with annual checks at the made-up figure of £150. Thanks.

Thanks for the advice and corrections!

Drax, zebedee and CarolineJ, Fire Officer Fees - It's a fire inspection. I must have gotten that advice from an estate agent in a town that requires them! Good to know they're not universal. Yes I'm afraid I live overseas, so personal inspections are not going to be possible more than once a year. I...

Jo and Jenster,

Thank you so much for your honest feedback! I saw how many businesses are supporting holiday lets and I kept questioning my numbers. It's a bit disappointing to hear, of course, but so helpful to know that I did my homework properly.

I may be a bit out of touch these days, but in my mind, a romantic getaway involves just two people. Good points, Zebedee. I got some of those numbers from a high-end luxury rental marketing site, where the business model also requires a major upfront investment in furnishings and decoration,...

Trying for London-accessible getaway areas

Hi zebedee, To start, I am looking across the southwest and Hampshire, adding southern market towns that offer a reasonable distance from London for weekend romantic getaways. The New Forest and some Dorset areas with views are on today's research list. :) So I set off-season occupancy to low, but n...

Is it possible to earn a profit if you use a mgmt co.?

Hello from a newbie! After calculating the numbers, I can't figure out a way that a faraway buyer can make money buying a UK holiday let. Am I missing something? Or have property prices just gone too high for this investment to make a profit? I drew on the really helpful tips in different parts of L...

Some spreadsheet calculations that might be helpful

Hi everyone, I'm new here and I drew on your really helpful tips in this thread to come up with a spreadsheet. Caution--it probably has mistakes since I'm inexperienced! I did a lot of research though, so in case it's of interest, I put the results on this post. I'm happy to share the actual Google ...

New here, can't see way to make UK let profit from abroad

I love this forum and all the helpful people. I have been analysing the investment potential for buying and managing a UK holiday let from overseas, but cannot see any way to make it profitable. It looks like a labour of love more than anything! Feel free to use my expense lists if they are helpful ...
