TP - photos with date stamps don't work- you can set digital cameras to whatever date you want(as I was told by my recent guests from hell!). A partial victory...accountant agrees that "some" set up costs could be allowed but its 3 years ago and although possible in theory to change returns not really worth it in his opinion! Should have found this site 3 years ago...

My accountant and I are having words tommorrow - and yes I had to copy my first rental agreement to him and nothing was allowed before that! Tax rebate here we come! And to think I always trusted accountants to know best!

Assuming the property was available for occupation in Jan, then you have something to sell from Jan.
