I have had 5 bookings from HA/OD since the introduction of the TSF. My enquiries through them have doubled over the same period last year. On every enquiry and booking as quotation has been sent to the guest, clearly showing the TSF and a link to a help page with an explanation of what it is. Of al...

Re: Long term discount

Just got a request for a quote for a 6-8 week stay for next May-July, What sort of discount is normal for such a stay. Our normal rate is 600-700 euros/week, depending on the month, with a 50 euro reduction for the 2nd and subsequent weeks. So, would another 20% or so reduction be about right? I us...

I also 100% agree. I hate separate fees and I have always included it in my rates. I am finding it difficult, however, to compete on Airbnb, for example, with my inclusive rate when locals tend to have an additional cleaning fee (& per person fee and sometimes in Italy they also add laundry fee...

How do you guys create a nightly price model that works for different length of stays without including a fixed component? I've been forced to show a separate cleaning fee on certain listing sites just to make it work. On my own website or anywhere that does not demand automatic quotes then my pric...

Cleaning Fee - Yes or No ?

What is your views on the introduction of a cleaning fee ? I am hesitating on this and would like to hear other opinions. I see as advantages: - the "lowering" of the price first shown to equirers, which will probably lead people to open your add that would never do it and then, hopefully,...

VRBO used to be my main provider but has been dead since the introduction of the service fee, even though I opt for "book it now" and HA payments.

I fear it will happen the same with the HA european sites.

Listing position in diferent european HA sites

As you know, HA has several european sites (UK, Germany, France, Spain, Portugal, etc.). In either of them you can choose an "european bundle" as an add on. Anyone knows if your position on the list is afected by your choice of the HA ? For example to get the best position in HA France (Ab...

The service fee has been on VRBO for more than a month with aparently disastrous results for most owners (not so sure about property managers). At this point the same property shows diferent prices in american and european sites of HA. I wonder why it is taking so long to introduce the service fee o...

My experience so far with the introduction of this Service Fee:

- less enquiries
- only enquiries for 3 days stays (the minimum accepted)

It seems that this fee is really puting enquirers away, at least those loooking for longer and therefore more expensive stays.

HA/OD/VRBO have two different scenarios that are confusing. If an owner has on-line booking enabled a traveller can make a request to book; an owner has 24-hours to decline or accept the request. When the traveller makes the request their card details are taken and depending upon the owners' terms ...

Just wanted to say thanks Essar for your post.....in my haste to dismiss the HA online payment method as yet another charge on top of my annual subscription, I hadn't realised you could enable online booking using your usual payment methods. Very easy to set up and, like you said, it looks professi...

For sometime now one can only insert a reservation on the VRBO calendar by providing the email of the guest. I find it completely abusive but it makes sense under the strategy to identify bookings made through them - by crossing this info with enquirers' details - and charge both owner and traveller...
