A fundamental question is why buy a holiday let? You are going to pay an agent to organise bookings. I wonder will it be more profitable than just renting long term? I doubt it will but I don't know the market in the UK. In my mind the only advantage of having an unprofitable holiday let is the abil...

We have a holiday let in Nice and live in Ireland. I manage the bookings and have a reliable couple in Nice that meet the guests, clean and organise repairs etc. It is hard work. When we first started we got enquires through the booking sites rather than the instant bookings nowadays. I enjoyed the ...

I use them for my apartment in Nice. They charge very high commission but do provide lots of bookings. I had to deal with their customer services and found them helpful. They edit the text in your ad so it might not read as you might like it. They encourage visitors to leave reviews and practically ...

We have a one bed apartment in Nice in a very crowded market. I was on a subscription basis with HA and its previous guises as Holiday Rentals and VRBO from 2007 to 2119. For the majority of that time t brought me 70-80% of my bookings. Even when it changed its system to collecting the payments etc,...

I use an Irish company as I live in Ireland and their yearly charges are about that. I had to pay more in year 1 with additional set up fees.

I am a member of this exclusive club, having been admitted last week. Looking at their website, I now have a little tab with "popular", on the side of my ad. About 12-15% of other properties in Nice also have this tab and most seem high in the ranking on a search. I have always played by t...

I used to get a few bookings from Tripadvisor up to last year. Mainly through the Flipkey site. Nothing last year or this. I am on commission. Intersting that the Subscription might work better but not prepared to pay £600 to find out!

Ryanair had a holidat rental section a few years ago but nor for long.I think they were lonked with Perfect Getaways, another site that looked promising but didnt deliver. If you use the search faciliity here you might find it.

I have never considered them as our place is in NIce and we dont get guests that use the ferry. Does that make sense or would guests that fly book through them? Declan

We had the same issue with our one bed in Nice. The bathroom was outdated but had a lovely deep bath with overhead shower. We took out the bath and installed a high pressure rain shower. All of our returning guests preferred the shower and it made the bathroom a bit more roomy. Declan

My bookings are slightly ahead thanks mainly to some repeat bookings and one good word of mouth recommendation. After years of defending HA on LMH purely for their ability to generate bookings, they seems to have died on me.I have not had an inquiry from HA since October last

I think you should ask him for a price. Maybe try and keep a record of his hours spent helping you and if when the work is complete and if you are satisfied you can give him a bonus. In Ireland if I hire anyone on a daily or hourly rate, I am liable for insurance in case of an accident. If I hire so...

I use Airbnb and allow instant bookings. I would prefer if instant booking was not available to guests but thats another story. I dont get many bookings through ABB and those I do get are generally for short stays close to arrival date, so it is good for filling gaps in my calendar. The vast majorit...

I have a one bed in Nice and pay my changeover lady €100 per changeover. I also give her a bonus twice a year. For this she does the cleaning, meet and greet, collects and returns damage deposit. She also organised to buy cleaning products toilettries etc (which I pay for). She organised tradesperso...
