...it is worth getting Visit England grading in my opinion. It works for me because it makes my property stand out against my local competitors and gives guests the assurance of independent inspections of your property and a benchmark of facilities provided. This latter suggestion will likely be di...

Does your insurance policy cover you for damages caused by dogs, i'm 99.9999999% sure you are not covered In the UK many holiday let policies provide cover for damage done by guests’ dogs, but it’s definitely a detail to check and not assume. I recall checking out alternatives to our insurer (NFU) ...

Tell them that part of your duty of care and responsibility is to follow the official guidance , and if you don’t demonstrate this level of responsibility and diligence your insurance will be invalidated; hence you cannot accept them. That may or may not be the case, but insurers are looking for any...

As a start point you need to check if the Right of Access to the property allows for business use of the property. Rights of access very often have gates across them which is not a problem if it isn’t locked and doesn’t prevent the access being used, although I have no idea if the neighbours needed ...

If they pay full price make up all the beds. If you offer a discount then you can include a proviso about which beds to be left unmade. As Marks said, which is what we do in our 3 properties. It suits us to offer a reduced rate for one couple occupancy which is a strong market for us, and with ensu...

What with differing local lockdowns, rules and restrictions across different regions and countries i.e. Scotland, Wales and Northern Ireland, where the rules keep changing daily, it is becoming difficult if not impossible to keep up-to-date with what is required for us to adhere to the law. I’ve se...

There’s an additional issue with mixed households under the Rule of 6 (and before it in fact) which is that the size and layout of the property must enable appropriate distancing to be maintained indoors. In most places that immediately rules out two people from different households sharing a bedro...

As of today the general interpretation from sources such as PASC of the QR code is that we are now obliged to display it. Yes, it’s pretty pointless as we’ll all have collected the necessary information as part of the booking process, so guests don’t need to scan the code. It’s really a case of get ...
