smoke alarms

Slowly slowly the cottage is coming together and my mind is turning to smoke alarms. I've found confusing info on this and would like some advice. I was thinking of putting one each in each bedroom (3) one in the landing, one in the kitchen and one plus a carbon monoxide alarm in the lounge. Do I nee...

Insurance

Hi guys

working through my list, now on insurance :) I have had a quote from Intasure and wondered what other companies people used to insure their holiday lets. The company that insures our house doesn't include holiday rentals.

cheers

Hi Nemo thanks for your advice. Its so hard starting from scratch and not knowing which way to jump. Our website should be ready by the end of the month and we hope to have the cottage ready for April. Its very exciting but also quite daunting as there seem to be a thousand and one things to think a...

To put rates on your website or not?

Hi

we are in the process of sorting out our website and I was wondering if we should put rates on it or ask people to contact us first? Also do you find its better to have low,mid and high rates or different ones depending on the week as per English Country Cottages?

many thanks

Hi I looked at English Country Cottages as well but their charge is 26% plus VAT which works out quite steep. We have decided to give it ago alone for the first year or so and see how we do. On that note which are the good websites to advertise on? Our cottage is in Devon and we hope to have it read...

Bed dilemma

I'm thinking of putting a zip link bed in one of our double rooms, can anyone recommend a manufacturer? Also any recommendation on matresses for a regular bed and zip link? Not sure if I'm a fan of zip links as they always seem to end up looking like a divan which is not my favourite look...

difference between b&b and guest house

Hi folks

does anyone know the legal difference between these. We are intending to let 2 rooms as a b&b and have come up against someone saying we should be classified as a guest house, which I believe means we would have to adhere to different criteria

I certainly wouldn't expect owners to let their dogs on the furniture, my dog has never been allowed on sofas or beds, in my opinion a dog belongs on the floor. I was wondering as Bellywobble says its whether the dog that says please with a paw could rip/scratch leather. I think throws would be a go...

Gosh still confused, leather or fabric ....
We are going to allow dogs so would leather stand up to that, what happens if it gets ripped?

thanks for the advice, especially the flat arms v rounded arms, something I hadn't considered before! It seems that stain removal from lighter coloured fabric is easier, again something I hadn't considered! The cottage we have will sleep 6 and I'm thinking of 1x3 seater sofa, 1x2 seater sofa and 1 a...
