Yeah we get lots of spam on Craigs list. If you check the direct inquiries you will find out they are mostly trash. But what we do is also post our website on the ad. Google Analytics show that we are getting a decent amount of traffic from Craigs. Plus on our contact page we ask people how did they...

We are using Craig's list and having great results. It is free but we are now looking for other comparable sites to maximize inquiries and bookings.

Any suggestions?

we have links to a video done by one of our guests and in the process of adding another one (also created by another guest). They done this for us for free and we get some feedback from our other guests that the videos are one of the selling points that helped them decide to book our place. Its like...

None that I remember of...But VRBO is one of the listing sites that gives us good inquiries and bookings. One booking from them is more than enough to pay our listing with them. I cannot guarantee this for your area though...

I agree, we do prefer our guests to checkout our reviews on Tripadvisor before booking because honestly our place is not for everybody. if it is a good booking and they will be paying in full, we will be happy not to charge them with the 12% tax.

once the booking is secured and we put them in our calendar we make sure we get their phone number (cellphone preferred) so we can call them if they cannot respond via email.

we do such discounts only for repeat guests and if they bring a friend along that would be a potential repeat guest.

also if they decide to rent the place for a month! no problem with that!

agencies are more concerned about getting the booking than screening the guests for potential problems and knowing what they want in the first place, once they got the booking and they got paid, the rental owner is on their own.
