Let's say you get an inquiry and email and or talk to the person on Monday, but they don't reply or sign up. To me this one is simple. $ talks. If a renter is serious they will pay asap to reserve it. I don't waste a second waiting around for a "check in the mail" that may never come. Use PayPal. First pay, first served, plain and simple.

Anyone using Wireless Keypads instead of Keys?

I have seen several deadbolt options that don't require a key. Very cool. Some even use Wifi so you can change codes remotely and get alerted when guests come and go. Anyone have experience with these?

This happens to me all the time. Max of 8, but they need 12 or 10. I either turn them down, or use this as an excuse to charge extra (but I do have a hard cap at 10) People rarely seem to read the details about your rules do they?
