I find it strange that anyone would want to go on holiday and start baking - but it takes all sorts i suppose. Like the lady who asked me why no egg slicer was provided!

Re: Holiday let mortgage

One more question! Have any of you had a problem getting a residential mortgage on a property with an annexe? Thanks! No - this is what we do. it's a bit of a grey area however and it depends how much you wish to disclose to your mortgage provider. full disclosure will likely just give them a heada...

I have a two bedroomed cottage that sleeps a max of 4. I started out washing, drying and ironing myself to start with but never again. Well only in an emergency if there's a problem somehow. When I worked out the cost of water, electricity, powder etc and compared it with getting it done profession...

I recently had a guest leave frozen breast milk. I had no idea what it was and binned it. She tried to come back a few hours later to claim it.

Wifi is an absolute must in the UK. Only complaints I ever get is if is down for some reason. It's pennies in the overall scheme of things.

How do you value a holiday let?

I have been looking to expand into buying another holiday let. The problem is how to value the current business out there. As I see it there a few ways to do this, Asset based ie the cost of the building, fixtures and fittings + something for goodwill, or a discounted cash flow model. where you look...

Lesson learned. We won't be taking any cash payments at all from now on. I reckon that Sam was on the right track. I forgot to mention that the third woman had a suitcase with her as well. So she was definitely looking to stay. I reckon they just bottled it. I'm 6'3" and an ex county rugby play...

strange one!

Okay a bit of a strange one here but I'll keep it brief. Got a call last night from a Romanian woman living in Aberdeen saying that she wanted to book for a week starting today. Agreed a price and she arrived with her partner today (by bus) she looked around the apartment and asked where we lived (u...

Many thanks Jenny,
It puts my mind at ease ... for now. I wonder how many BTL investors will look at making their homes into holiday lets and therefore bypass the new rules? makes you wonder if the govt. will revisit the laws to include HL's in the future.

changing tax regime

I don’t know if this has been raised before, so apologies if it has - but can I have your thoughts on the governments proposed changes to the buy to let tax regime. On the face of it this affects anyone who currently claims mortgage interest back as legitimate running expenses. I am assuming that th...

Hello. We also have a situation the same as the OP. Can anyone recommend a decent router to allow us to create a separate network? we currently have an older Billion BiPAC 7800N. I take it we need to hard wire from our router to a new one in the other property?

Lots of people seem to have problems with their customer services. I see HL do reply to unfavourable reviews on trustpilot so you could try that. https://www.trustpilot.com/review/www.holidaylettings.co.uk wow some of those reviews are brutally honest. how difficult would it be for us owners to cre...

Shocking isn't it. When we asked them how much they would take in commission, they didn't know. Only it would be between 5-15%. And would depend on type of property, time of year. Level of occupancy and additonal vague conditions. Needless to say everything we have had through HL has been at a commi...

Holiday Lettings - something you should know

Hello, first post here from a long time lurker. Loving all the useful info that can be gained from the knowledgeable people on this site. I have benefited from so much of it and now it's time to try and repay in a small way. We have been having some problems with HL and their new fee structure. We h...
