Re: TripAdvisor/HolidayLettings payments
If you log-on to your TA account, and look at your account, it will ask you to verify your account and you have to fill in the details otherwise they won't pay you.

Re: Listing Sites and Dynamic Pricing
Apparently holidaycottages.co.uk are better to deal with than cottages.com but I've not had personal experience of either.

Re: Visit England Accessibility guides
You could always join AA's self catering scheme which is cheaper and gets you listed on Rated Trips. Won't help you with the accessibility website, but does it actually get much traffic?

Re: Listing Sites and Dynamic Pricing
I think there are more fundamental problems with the Independent Cottages listing site - like not listing our nearest city in a search so no-one can find us. What listing sites may give you is a more prominent search position on google - and people may find you on an OTA then want to find your websi...

Re: PIMS alternative
If you're listing on more than one OTA (booking.com,airbnb etc) then you really need to have a proper booking system with full API integration rather than just a calendar so that you have instant up-to-date availability and no chance of double bookings that can happen with iCal. You have really good...

Re: charging electric vehicles
I have power clamps on all circuits in the house which will cut out at specific levels of energy consumption - i.e a car charging. This is to protect my consumer board and fuses. The car charger connected to a 13A plug is only going to take 3kWh. Unless you know the maximum power all the devices on...

I think you've answered your own question. It's a specialist area and you need an accountant who specialises in holiday lets.

Re: Damp problem
I would expect your damp specialist to come up with a solution to the problem. You'll have constantly changing guests so they aren't all going to be drying clothes inside, not using the extractor fans etc. I suspect it may be caused by the usage - the property is cold when no-one is there then heate...

Re: Fire regulations
You don’t have to have fire doors so long as they are solid. I expect the layout of your flat is fine but some places have bedrooms off the sitting rooms which isn’t acceptable as the exit route cannot be through another room.

Fire regulations
For those that aren't aware, new fire regulations are coming in on 1 October and everyone needs to take action before then. People most effected are those with barn conversions where staircases come off open plan sitting rooms. There is significant expense in making these more fire resilient. And ev...
