Bad news from AirBNB
We received this e-mail last week, bad news as usual. I don't understand the purpose of removing custom weekly and monthly prices. All their changes are made to complicate the management of a holiday house. Changes to the Airbnb hosting calendar In May, we introduced improvements to your calendar. W...

Re: VRBO change Subscription model
We are still on VRBO subscription model and we prefer it as it costs less to us. As we aren't a business, we have to pay taxes on the listed rental price and we cannot detract any service cost. So with the commission model the fee would be fully on us, paying taxes for that much money we don't recei...

Re: The problem with remote control heating
In Italy we always had a limit for private homes: 20°C. This year is lower due to the war in Ucraine. But probably there is a limit in all European countries (apart from the current special circumstances) so you can inform the guests about it. By the way, I don't get how there are people not chargin...

Re: Tripadvisor Update your status - business or consumer
In Italy the distinction between the two is quite clear, Tuscany had a detailed classification system for rentals since many years, then it became a national Italian law as far as I know. Since the start of the rental activities because we have different categories in which your activity is register...

Have you checked the amounts are corresponding to the money you have received or the money the guest paid to HA? Are owners expected to be paying the HA/Abritel fee that was charged to the client that cancelled? We have two cancellations this month that have the same situation, Abritel asks us to re...

It doesn't look as a compromised account to me, it looks mostly like a software bug, a programming error. Probably two properties have been mixed. It could happen if they have the same ID after they merged with another website (they are part of HA). Or the same booking ID has been assigned to differ...

We are on HA/HL/AirBnB..., we get new guests mostly from HA or directly from our website. We get nothing (1 booking in the last 4 years) from AirBnB. HL/TA used to perform very well a few years ago, now it gives an average of 3-4 booking per year. The problem with HA are their double fees and loss o...

Not very good for the owners, as we will have to pay the taxes on the renting price, not the effective 86% we get from the guest. Only professionals can deduct costs (at least in Italy) so we always have to declare the full rental price, that excludes the fee paid by the guests to the OTA, but not o...

We're in the same situation as yours. If your house is in the countryside, just move your house in a nearby city. Jokes aside, in my region Airbnb shows mostly city properties even when you search a location/village half an hour from the city. I think it's the same everywhere. They have heavily pena...

We have been listing for free with them for 9 years. We receive from them two really annoying e-mails each day with offers to upgrade our subscription. I really mean two promotional e-mails each single day of the year. We have always kept the calendar and prices updated but we had received only 3 en...

Whatever else, the service fee of €150 is not refundable to the guest in this instance, but presumably payable by you to Abritel/HA. The problem is that the guests are saying that they also paid 150 Euro to HA by credit card. So the system added that sum to our rental price, then asked them to pay ...

HA - Abritel bug regarding service cost payment
We are on subscription model on Abritel/HA. We just had a booking yesterday and the total due to the host, as shown to client, is "rental cost" + "service fee". The total is split in two payments as usual. So now the guest is asking us to refund the 150 EUR of "Abritel servi...
