Have you considered a house swap?

We have done them many times over the years and I know some people look for longer terms.

We used Guardian Home Exchange but there are others.

As others have said, I am certain that this person is trying it on and after a freebie. The issues were minor and could have easily been rectified, if they existed. And who on earth provides pasta and fudge for dinner, and so what if they do? Utterly ridiculous. Just ignore any further communication...

I have been in a similar situation to you in that I rented out my UK house whilst I lived in Germany for 6 years. In that time I had two sets of tenants.....one awful and the second better although they left me a mess to clear up but nothing that a portion of their security deposit couldn't take car...

Thank you for your replies. It is important to me to get everything (the work and rate of pay) agreed upfront - hence this post - so I avoid falling out. We have worked together before without a problem. I would prefer to pay him per job to avoid any jobs stretching but an hourly rate may be the way...
