Hi, my subscription is also due for renewal with OD in a few weeks. I’m really reluctant to sign up to their online payment system but it seems you have no choice. And then they charge you an extra 2.9% per booking for the pleasure! On top of their extra charge to all guests they are taking about 10...

Thanks Casscat,

Yes, I did reply to his first e mail. Should I just not respond to this and delete? Should it be reported to Owner's Direct? Is there realistically very little they can do to prevent scammers?

Hi, I have also received an e mail from Egor Baklanov - through Owners Direct. I thought it sounded suspicious but I am new to holiday letting so not really too sure what I am looking for. Also, one question which will probably sound silly, but why is it a spam? What is he trying to do? From the inf...

Many thanks everyone for your advice. Both cleaner and guests denying responsibility for damage. 99.9 % sure it was the guest but life is too short and it was clearly an accident so I will return their deposit. I am guessing it is some sort of fat/oil from cooking. Not sure how is has managed to spl...

Thank you all for your helpful comments. Like Jane V I also inherited the work surfaces. They do look lovely, but as you all say, they can be challenging to keep looking lovely! The previous guests are saying that it was already like it when they arrived. This I find hard to believe. It certainly wa...

Would you ask guests to pay for damaged work surface

I would be really grateful for some advice. My last set of guests badly damaged the wooden kitchen work surface (admittedly perhaps not the most practical work surface for a holiday let but there are two large racks for people to put hots plates and pans on). I am not sure exactly what they have don...

Thanks Bunny, that thread was really useful. I wasn't sure if emergency lighting was necessary or not but it looks like it is!

Fire risk assessment

Hi I am just about to carry out a fire risk assessment on my holiday let. I have found this document which is useful: https://www.gov.uk/government/uploads/system/uploads/attachment_data/file/11085/payingguests.pdf. I am thinking that I will install linked smoke (on each floor, in each bedroom??) an...

Hi, we are also in the process of setting up our website and have just subscribed to PIMS. We used Wordpress.com to host our Wordpress site and we couldn't embed the PIMS calendar as they don't allow you to embed other pages in your site. However, if Wordpress is hosted with someone else I think it ...

I am setting up my first holiday home and I am also looking for a calender for my website. The PIMS one looks great. In fact the whole PIMS set up looks great - and many of you obviously use it and really like it. I am thinking of using the 'Standard' package. I just have one house. I am assuming I ...

Terms and conditions

I appreciate this has been asked before but I'm just starting out and wondered if anyone could point me in the right direction of some terms and conditions that I can use as an initial template. Any advice or help very gratefully received!

Thanks everyone for your replies. As you suggest, probably just taking into account commission, inflation or exchange rates. I will stick to my rounding up or down to the nearest £10!

Setting prices

Hi, I am new to holiday letting and am so glad that I have found this website! I am just in the process of setting my prices for next year and was wondering why everyone's prices seem to be an odd number? I was planning on rounding mine up or down to the nearest £10 as that just seems to make sense ...
