We deferred the wood-burner decision until the rest of the work was done (mainly due to having to install a twin-wall flue and chimney, which is complicated by the building being listed). So, my plan is to get this moving in the new year. We don't need a wood-burner as we have modern central heating...

Electric car charging point

We have had one installed, and I wanted to ask any other owners whether they charge an additional fee for the use of EV charge points, or just absorb the cost. Also, have you found that this has had a positive effect on bookings? We didn't get it solely for the property, as we're about to change fro...

Accounting question (receipts etc.)

Hi folks, It's been a while since I was last here, and we've just passed 5 months of FHL in our property, which has gone surprisingly well so far. In the rush to get everything up and running, we have (up until this point) been saving every relevant receipt and putting them into a box, for dealing w...

HL insurance?

Just a quick question: is there any owner cover included in HL bookings? I've surfed around but can't find an answer.

Cottage guide

Has anyone listed on www.cottageguide.co.uk ?

They've got a discount on at the moment. So far we've only listed on Holiday Listings and AirB&B and were looking around at some others,

cheers,

AirBnB - setting weekly prices over a year ahead?

Hey folks, We're finally on AirBnB, and whilst the experience has been positive thus far (generating our first enquiry within a couple of hours of listing) what I've noticed is that the pricing for weeks in (say) August 2016 is defaulting to our 'default' weekly price (pro-rata) as we can't set cust...

I use a Canon EOS 5Dk2 with 16-35/4L lens, so not exactly a basic rig, but it's overkill for interiors. Why? If you can afford such high-end equipment, it would seem (to me) to be the perfect lens for interior photography. Interiors are always the hardest nut to crack on any rental property shoot a...

I'd say anything that has a very wide angle lens, and the ability to set exposure semi-automatically or manually (or at least the ability to turn off the flash for interiors). I use a Canon EOS 5Dk2 with 16-35/4L lens, so not exactly a basic rig, but it's overkill for interiors. The key bit here is ...

I'd argue the professional thing may be over-stated. Just as with websites and the like, there are *many* people competing for your business, many of whom are forced by market pressures to do a fairly basic job for a rapidly dwindling fee. My instinct is that an enthusiastic amateur, who is doing it...

Here's my thoughts on shooting our (almost ready) let: Decent digital camera, tripod-mounted, dress the room as best you can, ensure you use a suitably wide angle lens, watch out for perspective distortion (i.e. keep items out of the foreground as they'll look exaggerated and watch for convergence o...

Avoid. If they are impregnated with the awful pungency of tobacco smoke, you will never truly get rid of the smell and I, for one, would find this unacceptable as a paying guest.

Scotland for France (or Spain)

The auld alliance ;) We'd be interested in doing a one week swap for our holiday let for something similar in France or Spain, sometime in August or October, though we're fairly flexible. Really just testing the waters at this point. We'd need a sleeps-4 suitable for kids, with wifi and not too far ...

How do you handle payments in other currencies?

We're almost 'live' as it were, and have had our first couple of bookings. The second is away in October, from someone I once worked with (briefly) in Belgium. I've given him a price in GBP but clearly he works in EUR. Is there a 'right' way to do this? Current exchange rate of 1.4EUR:1GBP seems han...

Ltd. Co. incorporation - pros and cons?

Thinking about whether incorporating might make sense for a single FHL (with potentially a second in the future). Is it worth considering operating as a limited company?
