Thanks ManxRed and COYS :-) Certainly alarm bells did ring having read horror stories about a year ago but I had wondered if Yapstone had cleaned up their act. Apparently not and so no mandate shall be signed. Thanks everyone for your input :-)

Thanks for your thoughts Andrew, I'm finding it extremely helpful to collect the range of thoughts on this one. We will have a chat with them prior to departure and play it by ear. This has been a very useful conversation and I thank everyone for their input and opinions.

My default terms and conditions are very strict; no refunds - sort it out with your travel insurance. These guests are lovely, they have been shat upon by a big player who has the legal side all sewn up. I don't think most travel insurance covers this kind of stuff; it usually covers broken legs and...

Thanks for that Giraffe. I think that is probably the wisest way forward. I was looking into the refund route because it has worked so very well in the past with AirBnB. That way the full amount doesn't reach our bank account in the first place and I don't have the Greek Tax Authorities thinking tha...

Many thanks for your reply Dusty. Yes, as I mentioned in my OP, this is my first ever commission-based booking on Owners' Direct. I have spoken with Owners' Direct and they have explained to me exactly how I go about refunding our guests a portion of the money they have paid. Certainly I have no leg...

Wow! I would be furious if guests chucked their surplus food away instead of leaving it up to me to decide what to do with it. I do expect people to do their own washing up but nothing more. They have a ferry to catch and they are usually out of the door by 7:30am. I don't want them stripping beds o...

It can also be used affectionately among friends, just as the English version can. Unfortunately Google Translate has been written by Americans who don't use that word so they have substituted something else which is never used affectionately. I have now just provided them with an improved translati...

Nigel you are a genius! the trouble with Google is that it is staffed mainly by 'Merkins who don't really understand what 'rest-of-the-world' is. Houses have to have numbers and street names and zip-codes and they get school kids to draw lines on Google maps that only loosely follow what can be seen...

You can't be on both with HL, either you pay them for an advert (subscription) or you don't (commission) Only Owners' Direct have introduced the astonishing "Pay us for an advert and we'll charge commission as well" model.
