As an experienced forum Administrator, I´m aware that threads can stray very slightly away from the original question and not return, and as I was conscious of other similar threads on this subect, I was just trying to make sure I got as much relevant detail as I could as the thread was straying away from the question I was asking.
Oskar, do you make it plain on your form/T&C's that guests should have insurance to cover cancellations?

I don´t have any T & Cs as I don´t take bookings, my owners handling the bookings. I do give them advice though for their booking forms, hence the reason for the question - researching what other people stipulate as cancellation terms.

Full payment for the booking is due 8 weeks before departure.
A £200 refundable Security Bond is required to confirm bookings, which will be refunded on a satisfactory completion of an inspection of the apartment and furnishings after your departure.
Cancellation Charges:
More than 8 weeks prior to departure. No Additional Charges.
4 - 8 weeks prior to departure. 50% of Total Rental Charges.
2 - 4 weeks prior to departure. 75% of Total Rental Charges.
Less than 2 weeks prior to departure. 100% of Total Rental Charges.

The owners reserve the right to give written notice of cancellation of reservations due to any unforeseen circumstances beyond their control.

Unfortunately/fortunately for us here in Galicia, Spain we are governed by the Xunta de Galicia, (the government for the region). Here is a link to their booking conditions. (We cannot find them on Turgalicia’s web site!)

Last year we had one cancellation. The person complained to the Xunta about the fact we never returned the deposit. However she cancelled at the last moment so nothing is returned. Needless to say the Xunta upheld our stance. That saved us a lot of bother.

I have just had a last minute cancellation due to a bereavement. She has asked me to return her security deposit, which I have done, and I have offered her any documentation she may require for her insurers. Also put the apartment on special offers,and updated all my calendars.

Oh, thanks. I have copies of all the invoices on the bookings system, so i can send them, or print them off later if necessary. I needed to at least download it to my laptop before I could update the calendar.

Just had a 2 room cancellation for a week mid-August!

a good read, some of you lot are very strict

my first cancellation ever this week, very ill parent, it dragged on until a week to go with only the deposit paid, it felt wrong to harass them

thankfully someone snapped it up this week, too late to take payment so it's the good old cash on delivery, my father is under strict instruction not to let them in until the money is handed over
