It was quite interesting, one solicitor summed it up by saying 50% of the problems that expats have with their property is due to sun sangria and signing in haste with no lawyers/building checks etc., and the other 50% caused by Spain's incompetency regarding law, lawyers, admin etc.

As a side note the bank we use now has a website detailing it's repros. The prices do not seem to be below normal market prices as one would expect.

I can also say that the land register website is not accurate or up to date. That could also be a contributory factor to the problem.

Just glad that here in Galicia the illegal building work has not been so much of a problem.

A good lawyer and a good 2nd hand property usually keep those land grabs or dodgy purchases away
