Advice re setting up an activity holiday guest house Spain

Does anyone have any experience of this or know of any informative websites. We would be focusing on a house party type experience in a rural setting and specialising in painting, creative writing, yoga and singles holidays. Minimum of 4 bedrooms to rent out (twin and double), most meals included, some tuition included some would be optional extras. Trying to find information on the legal requirements here in the Canary Islands and also whether it is possible to run a small hotel or guest house from a rental property (with the approval of the landlord obviously). These holidays would be all year round with certain weeks themed eg singles, intensive spanish, creative writing, but all activities would be available the other weeks.

Each Comunidad Autónoma or Autonomous communities have there own rules.
If you have a rental property apart from the permission from the owner you may have to change things or add safety items like emergency lights kitchen equipment etc etc. Personally I feel it would not be worth it for a years or so rent.
Go to the Islands tourist office, not the tourist information office and ask there.
Never try to out-stubborn your guests.

When considering legal obligations don't forget that you are in effect no longer just offering accommodation but creating a package. The legal deffinition of a packages is including two or more elements from accommodation (including or excluding meals)
Transportation, & or any activity which would form a major reason for buying your pruduct such as the activities you list.

Many people offer packages without bothering about the regulations, but they can effect things such as compensation should you cancel, and your general terma and conditions. You might like to refer to the EU package holiday directive.
