Hello!! We are working on our business plan...(we´re still negotiating and awaiting bank evaluation of property...and are attempting to be optomistic!!)

we are wondering how other owners have come up with their B&B room rates...did you compare to the other inns in the area??? I guess, this would make the most sense...but after goggling about 15 inns in the area the prices range from 35€/night to 250.~night. We visited the high end one and one of the lower priced ones and there was not much difference. On the countrary the inn charging 75.-€ was nicer, brighter and cleaner and in similar locations... ...any tips??? thanks!!! regards, aasta

When we were buying our house we stayed in a variety of bbs around here, including 2 small hotels. We then based our price on similar places offering similar facilities and added a few euros on.

We added on 5 euros because, a, we didnt want to increase the prices after one year, and b, because we didnt want to be the cheapest in the area,

Since then we have only increased the price of 2 of the rooms to bring a more level and easier structure. We have also detailed out the price for extra beds, childrens meals etc so although we dont publish them we are now consistent and dont make it up as we go along !

If you go too cheap it can put customers off if you go OTT you will get the same results.
If you go middle you may end up getting lost in the crowd. It is best to offer something different to stand out.
In the end you have to go with what you are comfortable with.
Never try to out-stubborn your guests.

Very sensible advice from Ian and Irene.

Just don´t be too optimistic with your prices for the first season or two until you become known.
