Post by tracyf »

Hi

we are in the process of getting out cottage ready for holiday rental. Could anyone recommend an agency to use for rentals, we were thinking of Eng. Country Cottages but they do charge a high commission.

Welcome. We charge 15% but a local agent charges 23% for booking only. Are they quoting for booking only or is management included as well?
It is better to remain quiet and have one think you are stupid, than to open your mouth and remove all doubt....

At countryholidaylets.co.uk we charge 17% but do not forget this is before vat. In effect, when the 20% vat comes in, the charge to you will be 20.4% vat.

Sadly, we are a regional service for Herefordshire and Shropshire and cannot help you. The charges made by the huge national agency controlled by Wyndham Worldwide including Cottages4you, English Country Cottages, Hoseasons and a huge number of other trading names are high.

They usually expect exclusivity with the exception of a few weeks, up front charges are common.

Agencies are appearing which do not expect any exclusivity, are less expensive and offer more local presence and expertise. We find we can make a living like this and our internet presence for searches like 'Hereford Cottages' and match the big agency presence and often come above their advertisements for a tiny fraction of their marketing bills.

In due course, results only agencies will be the way things will develop and they will, hopefully, offer the advantages of advertising web sites with those of a booking service. This is our business model.

Agencies working the old way may soon be forced to provide better value.
No web-site for now.

I use Farm and Cottage holidays. I would recommend them.
