Fees on Selling in Spain??

Its just a thought at the moment but we are thinking of selling our townhouse to a friend for maybe £200k. now seeing as though there will not be any agents fees what fees will we have to pay? we have a 100% mortgage and that will be paid off.anyone have any ideas on fees?
