It's always a tricky one, wherever you are located. However, I've always priced it at the same rate as my other peak summer weeks, with the option to discount later. As it happens this year I've already got it booked.

Gawd how I hate that week! I do the same as Helen....and I always give thanks when I get a booking at full price. A couple of years I have discounted though.

Charged at peak summer rate
Booked more than a year in advance but only for 4 nights
Guests have paid for the whole week.

Ditto but I don't have it booked yet. Always difficult one that.

As peak for the moment, but I would take a short break for that weekend (I normally don't take short breaks during peak season) and it gives me the flexibility to discount nearer the time.

I had to discount last year, but not by too much.

I price at peak, discount if necessary for late availability or perhaps to secure a booking. I have both properties booked for that week for a change, which is nice. One is a fortnight's booking that I tweaked the rate slightly, in order to come up with what I felt was an acceptable figure. It clearly worked!

Low season for me. The last week of August is bad enough to shift but in September I do much lower prices and flexible dates.

I price it slightly slowly than the peak weeks. Not sure why except I suppose it's slightly trickier to shift.
