Any advice on how to advertise for long term rental

Hi,

Can anyone help please. I am looking to advertise my property for a long term 6 month let as I am assuming that this will generate a better income than short term lets between October and March. Where is the best place to advertise? Can anyone recommend any good rental agents in the Playa Flamenca area?

I won't be using the property myself but need the to cover the costs.Should I even consider letting long term?

Jaya is your property on mainland Spain? In which case you could advertise in the Sur in English...which I'm sure is distributed along the Costas on mainland Spain. Another one is the Friday Ad which I do know is distributed throughout the UK and Spain.

The apartment is in Playa Flamenca , South Costa Blanca. I will look into the suggestion , any-one had any luck with Friday Ads or Sur?

the sur on the CDS is very good for sales and rentals but I am not sure about the Costa Blanca. Agents take a lot of cash in commission so I would try the local papers first. Don't forget the non-English market eg Germans and Scandinavians, an ad in English in their local papers may be fruitful.
You don't have to write something on every thread, do you?

Hi Jaya

If you advertise or have a website you could make it clear that you welcome long term lets. Many people want something for three months during the winter so you may get two lots to fill your out of season rents.

In France, I can think of at least one listing site which specialises only in long lets - I'm surprised if this doesn't appear to be the case in Spain, which lends itself so well to the purpose. If such doesn't exist already, there's a business idea for someone! :D

we have long term rentals next door to our place,they are banging nails in the walls,and balcony allthe time,so just make sure you have a contract that states what they are not allowd to do.Icringe every time i hear them banging,i think my god that could be our place,so if we take one on they`ll have a list the lenth of my arm,plus they want things for nothing,the average price for CDS is 6oo euros per month for a 2 bed,i read this month in one of the english papers ,including bills (not all)

We have let over the winter for 6 months frequently, mainly because I cannot get into the golf market to cover that period.
We usually use the local estate agents, bars and shops to advertise. The first have been the most productive.
I have used Sur and some of the other local papers too but not as productive for us. Winter lets are obviously cheaper and when they see it is only 6 months, they usually want more discount too. It is not as easy as it sounds.
If I had a choice, I would continue to winter holiday let because the long termer can be a right royal pain - always wanting something and at the end of the term, we always have to completely repaint etc.,
We always do utilities separately.

Thanks for the info.

I am wondering whether a few odd weeks during the 6 months over winter would be better than a 6 month rental , financially after condidering wear and tear etc

My first instinct would be 'yes', if you can be sure of a few nibbles. The rental from a long let is drastically reduced, in comparison to several stays of 'holiday' length. I have a family coming this October who are paying £300 per week, inclusive of electricity, logs and final clean, for a six weeks' stay. They did the same last year, and looked after the property, otherwise I'd be thinking twice about agreeing to this again. Some people like their home to be occupied over the winter, but on balance, I don't personally feel the added security this offers is worth the extra wear and tear you talked about.

We only did a couple of long Winter lets after having great problems with one couple.

Paid next to nothing, then unknown to us, invited half their family to visit them one after another throughout the whole duration of their stay. You can imagine what the electricity bill was like!

A couple of one or two week lets can be as profitable as a couple of months with much more peace of mind and far less wear and tear.

Think very carefully before committing yourself to what could become quite a headache.

If you do decide to go for a long let the Friday Ads is a good place for free advertising - also worth putting an add in the Accommodation Abroad section of the UK Free Ad paper LOOT.

i think people who go to spain ,(not everyone) look for the cheaper accomadation.Some others like myself have fairly new builds,and the golf course as your main view,but there are so many new builds now that the market for rentals is hard.especially in the wimter,people want to be in the middle of the town.
you can drop the prices and the wrong sort then rent ,(speaking from experience).

Hi Jaya..

Just seen this as I away when you posted i have had a couple of longish lets and as the others say you do have to reduce the price..
Be wary on Long Lets especially if its to the Spanish..Ive had friends whove had a real job getting them to leave..check on the law ie long lets as well think they have more rights..
Lots of places offer really cheap deals and you would have to consider whether you could compete with them..
some chap who asked me for a quote got a deal for a Month what i quoted him for a week :!: ...I told him Id jump at it :!:
....Lots of people are having difficulty with bookings even in the summer so they are desperate for anything :roll: .....
